Holding deposit
A holding deposit is required equivalent to one weeks rent when your application is successful and prior to references being applied for.

Security Deposit
For tenancies with an annual rent of less than £50,000 a deposit is required equivalent to five weeks rent.
For tenancies with an annual rent of above £50,000 a deposit is required equivalent to six weeks rent.
All security deposits will be held in accordance with the terms of a Tenancy Deposit Scheme be that by the Landlord’s chosen Deposit Scheme or if the property is managed by Bennett Holmes, by The Deposit Protection Services Custodial Scheme.
Payments to change a tenancy
When requested by the tenant a payment capped at no more than £50 including VAT or reasonable costs incurred if higher and is in the vent that a change in sharer is requested and agreed requiring a new tenancy agreement and associated documentation to be prepared.
Early Termination
Should the tenant wish to terminate their agreement early they will be liable to cover the Landlord’s costs in re letting the property. They will also remain liable for the rent and any utilities including Council Tax and other charges levied on the property that the Tenant is responsible for, until the start of the replacement tenancy or the end of the original tenancy whichever happens first.
Late Payment of rent
If the Tenant fails to pay the rent due on the due date as per the Tenancy agreement and it remains unpaid for more than 14 days after the date it became due, the tenant will be charged interest at the rate of 3% above the Bank of England Base Rate (such interest to be calculated on a daily basis) on all the outstanding monies from the due date until payment is received in cleared funds.
Lost Key(s) or Security Device(s)
The tenant will be liable to the reasonable costs incurred by the Landlord or Agent in the event of lost key(s) or Security Device(s). If the loss results in the need for a replacement lock and keys to be provided by a Locksmith, then the full cost will be charged to the Tenant.
Council Tax, Utilities and Communication Services
The Tenant is responsible for paying all bills in accordance with the Tenancy Agreement which includes Council Tax, Utilities of gas, electricity and water as well as any communication services such as TV License, Telephone and Broadband until the Termination of the tenancy agreement and all keys to the Premises are returned to the Landlord or Agent.
